Context

Building here is different

Building in Antigua is genuinely rewarding — what good architecture can achieve here, in this light and this setting, is hard to find anywhere else. But it is also a different process from building in a larger market, and understanding that difference early changes the quality of the outcome.

Site conditions vary significantly by area. Access, slope, soil, drainage, and utilities all affect what is possible and what it costs. Planning approvals work at their own pace. Materials and specialist trades often require lead time across supply chains that do not move the way they would in a larger city. And climate resilience — against heat, salt air, wind, and tropical rain — should be designed in from the beginning, not addressed after the fact.

MORA helps clients understand these realities before they commit, so that timelines, budgets, and expectations are grounded in how building actually works on island.

How We Help

What MORA covers

01

Land & Site Evaluation

Assess access, slope, views, infrastructure, planning considerations, buildability, and long-term suitability before committing to a land purchase or project start. The right questions asked early save significant cost and time.

02

Design & Feasibility Guidance

Help clients understand what can realistically be built, how design should respond to climate and lifestyle, and which early decisions carry the most weight on cost and execution. Vision and feasibility, together.

03

Procurement & Contractor Coordination

Support through local contractor conversations, material sourcing, procurement planning, budget management, and scheduling. Practical execution support for clients who need it, at the level they need it.

04

Build Oversight & Owner Representation

Where another contractor is building, MORA can represent the client's interests on island throughout — monitoring progress, flagging issues early, and keeping communication clear and consistent for overseas or off-island owners.

05

Design-Build

Design and construction under one roof, with one point of accountability. For clients who would rather not coordinate a separate designer and builder, MORA can take the project from first drawings through to handover. Clients who prefer to appoint their own designer or contractor can still use any of the other services here on their own.

06

Interior Design & Furnishing

Design direction for new builds and renovations — layouts, finishes, and materials chosen for how the home will be lived in and how it will wear in this climate — through to custom furniture and full furnishing. For an overseas owner, that can mean arriving to a finished, livable home rather than an empty one.

Resilience

Designed for island living, built for island realities

Caribbean homes live in a demanding environment. Sun, salt air, tropical rainfall, heat, and occasional high winds all shape how a property ages. Design choices that look beautiful in renderings can become maintenance challenges or structural vulnerabilities if they do not account for how the building will actually perform over time.

Good construction in Antigua means thinking about drainage, waterproofing, material selection, ventilation, roof design, and exterior finishes from the outset — not as afterthoughts. It also means budgeting realistically for ongoing care, because a property that is right for the environment is simpler to care for over time.

MORA helps clients think beyond the vision and plan for how the property will actually live. That perspective is part of what makes the advisory relationship valuable before a single foundation is poured.

We call the combination Strong Home Technology: the construction choices that let a home ride out a storm season and still feel like home. They are what we plan for in a build, and what we check for in any existing property a client is weighing up.

01

Reinforced concrete structure

A reinforced concrete frame and walls give a home its resistance to high winds and ground movement. It is the backbone of well-built homes here, and the first thing to confirm in an older property.

02

Roof tie-downs and impact protection

Hurricane straps tie the roof to the structure, and impact-rated windows or storm shutters protect the openings from wind-borne debris. Roofs and openings are where storm damage usually starts.

03

Flood-aware design

Raised floor levels, proper drainage, and water-resistant materials keep heavy tropical rain from turning into water damage, especially on low-lying or hillside sites.

04

Seismic detailing

The Eastern Caribbean is an active seismic zone. Structural detailing that lets a building flex rather than crack protects both the home and its value.

Who This Is For

Who we work with

Construction advisory looks different depending on what you are building and where you are starting from.

Clients buying land for a custom home

Individuals and families who have found — or are looking for — a piece of land and want to understand the build process, realistic costs, and what to get right from the very beginning.

Villa owners planning renovations

Buyers of existing properties who want to improve, extend, or redesign what they own — with local coordination, design perspective, and contractor oversight they can trust.

Overseas owners needing on-island oversight

Clients managing a build or renovation from abroad who need a trusted representative monitoring progress, keeping timelines honest, and communicating clearly on the ground.

Developers evaluating small projects

Experienced or first-time developers assessing boutique residential or hospitality projects on the island, who want local insight alongside independent advisory.

Buyers comparing build versus buy

Clients weighing whether to purchase an existing property or start fresh on land — and who want an honest, practical assessment of both paths before they decide.

Investors considering purpose-built opportunities

Buyers thinking about rental-ready villas, boutique development, or income-producing construction projects who want to understand feasibility and execution before committing.

Why MORA

Construction insight, property perspective

Ray Akram brings 20 years of hands-on construction and real estate experience across home building, high-rise condominiums, subdivisions, custom homes, and hospitality development. His training in construction project management and blueprint reading gives MORA genuine on-site capability — the ability to assess a plan, read a schedule, identify a problem early, and represent a client's interests with authority on the ground.

Monique brings real estate and design perspective — an understanding of how design decisions affect property value, livability, and long-term ownership. Together, MORA can engage with both the build and the broader property strategy, which is a combination that is rarely available from a single advisor in this market.

For clients building somewhere they do not know well, that matters. The gap between what was promised and what gets built is often widest when there is no one on the ground who understands both sides.
