Talk About Your Renovation
What We Renovate
From one room to the whole property
Repairs and Refreshes
Paint, flooring, doors, windows and fixtures. The work that brings a tired home back to good, whether you plan to live in it, rent it or sell it.
Kitchens and Bathrooms
New layouts, cabinetry, tiling and fittings, chosen to look good and wear well in salt air and humidity.
Storm and Resilience Upgrades
Roof tie-downs, shutters and impact-rated openings, drainage and waterproofing. The Strong Home Technology thinking we use on new builds, applied to the home you already have.
Rental Conversions
Turning one house into two, three or four units, or adding an apartment to the family home, designed so the numbers work.
Extensions and Upper Floors
An extra bedroom, an unfinished upper floor completed, a new veranda. Planned around the structure you have and the approvals you need.
Full Refurbishment and Furnishing
Whole-property refurbishments, from repairs through to interiors, furniture and décor, so the home is ready to live in or rent.
Rental Conversions
Make the house earn, starting from the rent
A family home that sits empty, or houses one family when it could house three, is often an owner's most valuable asset and the least productive one. Converting it into rental units can change that, if the numbers are worked out the right way round.
We start with the rent. What will units of this size, in this location, realistically rent for, long-term or short-term? From there we work back to a budget the rent can carry, and design the layout and finishes to match. Some owners keep the lower units on long-term leases and use the upper units for short stays, designed so they can switch to long-term lets if the market shifts.
Before anyone draws a plan, we check what decides whether a conversion is realistic:
- the structure, and whether walls, stairs or the roof need an engineer's input
- water and septic capacity for more occupants, including cistern capacity
- parking, access and separate entrances
- approval from the Development Control Authority
- financing: some lenders are cautious about older or part wood-frame buildings, so it pays to speak to your bank early
The Process
From walkthrough to handover
The same steps whether you are on island or overseas.
Walkthrough
Most projects start with a Property Assessment: every room, the roof and the systems, with you on a video call if you are away.
Design and Scope
Layouts, finishes and a written scope of work, with an engineer and approvals where the work needs them.
Price and Plan
A clear price, a schedule, and payments in stages tied to progress, agreed in writing before work starts.
Build
Our team and trusted trades carry out the work, with regular photo and video updates.
Handover
A walkthrough of the finished work. If you would like, we can then rent and manage the property.
Why MORA
Builders who also think like owners
Ray Akram brings more than 20 years of hands-on experience in construction, renovation and real estate, including years of buying, renovating and reselling homes. He knows what a renovation should cost, where the surprises hide in an older building, and how to keep a job moving.
Monique brings the design eye: layouts, finishes and furnishing that make a home feel right and help a rental stand out. Together they ask a question many contractors do not: what will this work add to the value, the rent or the life of the property?
You work directly with an experienced team that lives here, led by Monique and Ray.
Common Questions
Renovation questions
What does a renovation cost in Antigua?
It depends on the property, the scope and the finishes, and imported materials and shipping play a bigger part in the cost here than in North America or the UK. The Property Assessment gives you a budget range for your property before you commit to anything.
Do I need approval for a renovation?
Repairs and like-for-like updates generally do not, but extensions, structural changes, a change of use and adding units usually need approval from the Development Control Authority. We confirm what applies to your property before any work starts.
Can I manage a renovation from overseas?
Yes. You agree the scope and price in writing, payments are tied to stages of the work, and you receive regular photo and video updates as it progresses. Most decisions can be made by WhatsApp or a video call.
Can you work with my own engineer or architect?
Yes. Some owners already have an engineer or designer they trust. We work alongside them and build their input into the scope and the price.
Do you only renovate homes you sold?
No. Most of our renovation clients owned their property long before they met us, often a family home or a house they inherited.
Can you rent the property out when the work is done?
Yes. Our property management team can find tenants or guests, collect rent and look after the property, and we plan the renovation with renting in mind from the start.
