Sound Familiar?
Most owners come to us at one of these moments
We inherited a family home
The family now has to decide what to do with the house: sell it as it is, fix it up and sell, rent it, or keep it for visits. We walk the property, show you what it is worth today and what it could be worth after work, and set the options out side by side so everyone can decide together. If the estate is still being settled, we can introduce attorneys who handle estates.
The house sits empty while we live abroad
An empty house in the tropics ages quickly. A small leak, termites, an overgrown yard or a broken shutter turns into a big bill when nobody is checking. Home Watch puts someone you can trust through the door every month.
We want the property to pay its way
Many family homes can earn more than they do. A tired house may need a refresh to rent well; a larger one may work better as two, three or four units. We look at the layout, the rents the area supports and what the work would cost, then work back from the rent to a sensible budget.
We live here and want to add an apartment
A ground-floor flat or a unit at the back can turn the family home into an income property. We handle the design, the approvals and the build, and when it is finished we can find the tenant and manage the rental if you would like us to.
The house needs work before anything else
Roof leaks, an old kitchen, storm damage, or a whole house that has been left for years. We take on renovations small to large, and we tell you what must be done now and what can wait.
We are thinking about selling
Sometimes the right answer is to sell. We show you what the property would fetch as it is against what it could fetch after targeted work, so you can see whether a renovation pays for itself before you list. Our Seller's Guide covers the rest.
Step by Step
Start small. Go as far as you need.
Most owners begin with one service and add the next when they are ready. Each one stands on its own, so you are never committed to the whole path.
Home Watch
EC$350 a month for an empty home. A visit every month, a fuller inspection twice a year, and a check after storms.

Property Management →Property Assessment
A clear picture of your property, before you spend on it
The Property Assessment is the best first step if you are not sure what your property needs, what the work would cost, or what it could earn. We walk every room, the roof, the yard and the systems, and you can join us on a video call from wherever you are.
Afterwards you receive a written report covering:
- the condition of the property, area by area, with photos and video
- what needs doing now, what can wait, and what to keep an eye on
- a scope of work and a budget range for the options that make sense
- a view on rental income, long-term and short-term, where renting is an option
- your options side by side: sell as it is, renovate, rent, or a mix
US$495 for a home of up to three bedrooms. US$795 for a villa, a home of four or more bedrooms, or a multi-unit property. Estates and properties with several buildings are quoted individually. Fees are plus ABST.
If you go ahead with MORA for the work within nine months of receiving your report, the full fee is credited against it.
Book a Property AssessmentThe Property Assessment is a property and renovation review, not a structural survey or an engineer's report. Where we see a structural question, we will say so and bring in a qualified engineer.
Home Watch
Eyes on your home while you are away
For homes that sit empty between visits, or while the family decides what to do with them. EC$350 a month, flat.

- a fuller inspection twice a year, with recommendations for repairs and upgrades
- a check after every storm, at no extra charge
- an inventory of what is in the house, kept up to date
- yard care arranged with local landscapers, charged separately

Home Watch is for unoccupied homes. Once a property is rented, property management takes over its care. Fees are plus ABST where it applies.

Common Questions
Questions owners ask us
Can you look after everything while I live overseas?
Yes. Many of the owners we work with live in Canada, the US and the UK. We can walk the property with you on a video call, send reports with photos, and handle the work, the tenants and the upkeep on island. Some documents may need to be signed in front of a notary or through your attorney, and we will tell you early if that applies.
The house is still in my late parent's name. Can you help?
We can assess the property and talk through the options at any stage. Selling, leasing or major works usually need the estate settled and the right people able to sign, so we will point you to attorneys in Antigua who handle estates and work alongside them while that is completed.
Is the Property Assessment a structural survey?
No. It is a property and renovation review: condition, priorities, scope, budget range and rental potential. It is not a structural survey or an engineer's report. Where we see a structural question, we will say so and bring in a qualified engineer.
How does the assessment fee credit work?
If you go ahead with MORA for the work within nine months of receiving your report, the full assessment fee is taken off the cost of that work. If you decide not to go ahead, the report is yours to keep and use as you wish.
Can a family home be turned into rental apartments?
Often, yes. It depends on the structure, the size of the lot, water and septic capacity, parking and access, and approval from the Development Control Authority. The assessment tells you whether it is realistic and roughly what it would cost and earn. If you plan to borrow for the work, speak to your bank early, as some lenders are cautious about older or part wood-frame buildings.
Do you work with owners who live in Antigua too?
Absolutely. The services are the same whether you live in St. John's or Toronto. Many local owners start with an extra apartment to earn rent, or a refresh before letting a home that has been empty.
Do I have to use MORA for everything?
No. Home Watch, the Property Assessment, a renovation and property management each stand on their own. Most owners start with one and add the next when they are ready.
